Beaten Path is a directory and introduction service. We publish listings of privately owned homes and put interested guests in touch with the people who own them.
We are not a booking platform, letting agent, property manager, travel agency or insurer. We do not own, control, inspect, manage or maintain any property listed here.
Any booking, rental or stay is a contract directly between the host and the guest. Beaten Path is not a party to it.
We do not take payment, hold deposits, process refunds, guarantee availability, or arbitrate disputes. Money moves between host and guest by whatever method they agree.
We make no representation that any listing is accurate, that a property is safe, lawful, habitable, insured, correctly permitted, or as described.
We do not inspect properties. We do not check permits, licences, insurance, smoke alarms, avalanche exposure, road access or anything else. Speaking with a host is not an inspection, and nothing on this site should be read as an endorsement or certification.

You are responsible for satisfying yourself about a property, complying with house rules, your own travel and medical insurance, and your own decisions in the mountains.
Backcountry activity carries risk of serious injury and death. Proximity of a listing to a trailhead, crag, skin track or backcountry terrain is descriptive, not an assurance that conditions are safe or that the terrain suits your abilities.
You use this site and any property found through it at your own risk. To the fullest extent permitted by law, Beaten Path is not liable for any loss, injury, death, property damage, cancellation, misrepresentation or dispute arising from a listing, a stay, or dealings between hosts and guests.
Some hosts operate a guest handover instead of a cleaning fee. Those arrangements are between host and guest. We do not inspect, grade or adjudicate the condition a property is left in, and handover photographs are a shared record for host and guest, not evidence we assess.
Photograph rooms, not people. Do not upload images of identifiable individuals without their consent.
What we collect: your name, email address and anything you type into a form on this site — a mailing-list signup, a listing submission or a partnership enquiry.
Why: to reply to you, to consider a listing, and to send launch updates if you asked for them.
What we do not do: we do not sell your data, share it with advertisers, or pass it to partners. We do not run third-party advertising or analytics trackers on this site.
Who we share it with: if you submit a listing, a founder reads it. If you make contact about a specific property, we may pass your details to that host so they can reply. That is the point of an introduction service.
Your choices: email us to see what we hold, correct it, or have it deleted, and we will do so.
We will update this page as the service develops and change the date at the top. Material changes will be flagged to anyone on the mailing list.
